Phuket Apartments and Condos

Buying condos is the easiest and one of the cheapest ownership methods for acquiring property in Phuket. This is because property laws in Thailand allow up-to 49 per cent of a building to be owned by foreigners, while property on land requires complicated ownership arrangements to meet regulations against foreigners owning land.

There are quite a few condos in Phuket, although much of the island’s character has been saved from rampant high-rise development and it certainly isn’t like southern Spain. Patong has the greatest concentration of condo buildings and apartments in Phuket, some slightly dated while others are more contemporary and luxurious. This is the most affordable option if you want a view of the sea and to be relatively close to the action and beach.

Condos and apartments vary in price dramatically: from 12 million baht for a 125m2 two-bedroom condo unit, to 40 million baht for a higher end property. If these are all out of your price range, you can also find 45m2 to 60m2 condos in Phuket for considerably less. On average, a buyer can expect to have a wide choice for 14 million baht.

The beach areas of Patong, Karon and Kata are traditionally where most the buildings are located, with low-rise units going up in areas such as Layan, Bang Tao, Surin and on the east coast. Condos in the popular areas near the lovely beaches are in high demand internationally.

It’s important to choose buildings that are targeted at Western expectations and as such, properly maintained with maintenance fees collected. Most of the condo buildings are almost entirely made up of foreign tenants and their expectations for professional management are high. If you are only spending a few months or weeks of your year in your Phuket property, then apartments and condos are the best option for leaving them untended.
